What We Do

Title Insurance

The issuance of title insurance is paramount in our business.  DOT Title/Moreland Lerman Law Group provides to customers the necessary resources to support the borrower in their goals.  We offer a wide range of title insurance options including Lender Policies, Title Reports, Title Opinions, Owners Policies; all with the confidence of knowing your interests are protected and backed by the largest title insurance carriers in the United States.  Our trained staff is there to support you with any questions or technological advice that you will need to maximize your efficiency.

Title Report and Opinions

The title opinion is a written statement from an attorney, either on letterhead stationary or a special form, in which the attorney states his opinion as to the salability of the property in question. The title opinion will describe the property, give the full names of the owners, and list any exceptions that the attorney has discovered to the title. DOT Title/Moreland Lerman Law Group researches public records back 60 years to deliver a report you can rely on and know it is insured.

Commitment

When all these searches are finished and completed, DOT Title/Moreland Lerman Law Group issues a commitment to insure, stating the conditions under which it will insure the title.  The buyer and seller and the mortgage lender can proceed with the closing of the transaction after clearing up any defects in the title which may have been uncovered by the search and examination.  The mortgage lender is just as concerned about the quality of the title because the property is to be security for the new mortgage loan.  The mortgage lender requires assurance that it has a valid first or second mortgage lien on the property.  This is a legal requirement of regulated mortgage lenders.

We further simplify the process by handling the invoicing and payment of vendors through our funding services.

FSBO

FSBO is shorthand for "For Sale by Owner" when home owners sell their homes themselves and don't use a real estate company. They advertise in FSBO classified ads, use FSBO web sites, and promote their homes without agents.

Witness Signing Services

Coordination of the execution of the loan documents by scheduling a qualified notary or closing agent to acknowledge and witness the signatures in compliance with the lender's closing instructions. Signing appointments can be scheduled on a 24-hour a day, seven days a week basis at the borrower's choice of location.

Escrow Agreements and Services

Escrow is often used in the buying, selling or refinancing of property. Generally there are several parties involved in an escrow agreement.  The escrow holder holds legal documents and funds on behalf of the buyer and seller and then will distribute them according to the instructions given them by both parties.  Money held in escrow can be held to pay future insurance premiums or tax bills, among other things.  DOT Title/Moreland Lerman Law Group acts as your escrow agent so your money is handled safely and professionally.  We allow for both parties to move forward simultaneously while we monitor the distribution of the funds.

DOT Title/Moreland Lerman Law Group can assist buyers and sellers in completing an Escrow Agreement successfully.  An escrow agreement is a written document that will be held by DOT Title/Moreland Lerman Law Group until the conditions of the document are fulfilled.  When complete, DOT Title/Moreland Lerman Law Group will disburse the funds appropriately.  For example, we provided many escrow agreements for individuals where additional work needed to be completed on the home; however, both the buyer and the seller still chose to close prior to the work being completed.  DOT Title/Moreland Lerman Law Group holds the money in escrow until the conditions of the contract document are satisfied to both parties satisfaction.

Funding Services

DOT Title/Moreland Lerman Law Group offers centralized disbursement of loan transactions according to the lender's specifications, using a single wire transaction to fund loans nationwide at a fixed cost from a secure single source. DOT Title/Moreland Lerman Law Group is responsible for HUD-1 preparation, document delivery to the closing agent, post closing review of the executed closing documents and disbursing the loan proceeds, payoffs and ancillary costs as directed by the lender through one lender check or by wire for multiple fundings.
Death of a Spouse & Beneficiary Bequest
